AO is collaborating with Colberg Architecture and Lonicera Partners on a new 43-story residential rental building in downtown Brooklyn. The tower will maximize the site’s allowable zoning floor area and cantilever over its eastern neighbor, using its air rights to create 293 rental apartments, amenity spaces, and terraces. The project is on track to be finished in 2025.

The lower setbacks of the building are coordinated with the strong cornice lines and building heights of the older neighbors, while the tower portion responds to the geometry and ‘gravity’ of the cantilevered massing.

Dark colored “rippled” aluminum panels alternating direction from floor to floor will be integrated into the curtain wall  system, manufactured by Elicc Group to reflect light in asymmetrical, dynamic ways. Similarly, the rainscreen panels will have a subtly variegated surface treatment and beveled profiles to create plays of light and shadow across the wall surfaces. AO provided the massing, exterior envelope design, lobby interior design, and contract drawings for the façades of the building. Colberg Architecture provided the interior apartment design and planning and was the Architect of Record.
